Not an offer. Nothing on this website is an offer to sell, or a solicitation of an offer to buy, any security. Delaware Statutory Trust interests and similar private placements are offered solely through their own offering documents, and only to investors who meet applicable eligibility requirements, including accredited investor status.
No performance representation. Nothing on this site describes the past performance of any account, investment, or client, and no result described here should be understood as typical or expected. Outcomes depend on the specific offering, the property, and the individual’s circumstances.
Not tax or legal advice. The information on this site is general in nature and does not account for any individual’s circumstances. It is not tax, legal, or accounting advice. Tax treatment of Section 1031 and Section 721 transactions is complex and subject to legislative and regulatory change. Consult your own qualified advisers before acting.
Not a broker-dealer or qualified intermediary. We are not registered as a broker-dealer and do not act as one. We do not serve as a qualified intermediary and do not take custody of client funds or exchange proceeds.
Compensation. The firm is compensated solely by its clients, under fees agreed in writing before an engagement begins. It accepts no commissions, referral fees, revenue sharing, or other compensation from DST sponsors, qualified intermediaries, real estate brokers, or any other third party. Consulting fees are payable on completion of an engagement, which creates an incentive to recommend that a transaction proceed. An hourly arrangement is available to clients who prefer that our compensation not depend on the outcome.
Investment risk. All investing involves risk, including loss of principal. Real estate investments are subject to illiquidity, property-level risk, financing risk, sponsor risk, and regulatory change. Distributions are not guaranteed. A Section 721 conversion may not occur. No outcome described on this site is assured.
